EVERYTHING HERE USED TO BE SOMETHING ELSE

Tbilisi’s buildings are reconstructing themselves out of their own wreckage. So are the people. So where is everybody?

I sneak onto roofs. I’m a habitual roof sneaker — I have been since high school. This is my one real vice as a traveler, and after two years of living out of a bag I’ve gotten good enough at it that I no longer think of it as sneaking so much as checking. Service stairwell, propped door, a confident walk past a housekeeping cart. Nobody stops a man who looks like he left something up there, or like he has somewhere to be. Yellow reflective vests work a charm for this stuff.

The roof of The Telegraph in Tbilisi is worth the trespass for one reason besides the views: from up there, you smell all four restaurants at once. Grilled meat from one vent, khachapuri baking from another, coffee and pastries from the café, and... Pad Thai? from another? I lingered up there for a look around on my first weekend in Georgia, peering down at a city that I did not yet understand at all.

Let’s explore the buildings that make the city what it is, and the people behind them.

EXISTING CONDITIONS

Georgia sits in the middle of the world’s most complicated neighborhood. Russia sprawls over the north, Turkey in the southwest, and Armenia and Azerbaijan below. Roughly a fifth of Georgia’s territory is currently occupied by Russian forces. You can drive from downtown Tbilisi to an occupation line about the same time as it takes to get from lower Manhattan to JFK.

Now come up on the roof with me, because the view does the explaining.

Look down: we’re standing on the 1964 Post and Telegraph building designed by Lado Alexi-Meskhishvili and Teimuraz Mikashavidze, faced in all its original Bolnisi tuff — that’s the pale volcanic stone this entire city is quarried out of. For thirty-odd years, before the wall came down, this was where you came to talk to anyone outside Georgia — the physical building you walked into in order to reach the rest of the world. Symbolic and a little bit auspicious for what would become a five star boutique hotel half a century later. After the Soviet Union collapsed, it sat empty for decades. Its now 239 rooms, a (crappy, if not weirdly high production value) jazz club in the basement, the four restaurants I can smell from here, all redone by Shanghai based Neri&Hu.

Towering over to our left: the Radisson Blu. Built in 1967, twenty-two floors, designed to be the finest hotel — the pinnacle of Soviet Georgian hospitality. Then war broke out in Abkhazia in the early nineties and roughly a thousand refugees moved into the hotel and lived there for a decade. Laundry strung across the balconies of a modernist tower — the tallest building in the city at the time. It became the most photographed building in the city for the worst reason a building can be photographed. In 2004 the families were paid to leave — somewhere around seven thousand dollars a room — and it reopened as a Radisson of all things in 2009.

I only know this because The Telegraph doesn’t have a pool, and guests are afforded use of the Radisson’s for that reason. We’re all refugees here in one way or another.

Straight ahead, a few hundred meters down Rustaveli Avenue: the literal Parliament, where Georgians have protested more or less continuously since November 2024, when the government suspended the country’s EU accession talks after a disputed election.

Soviet luxury. Refugee camp. Five-star. Riot line. Sound novel? Let’s keep walking down Rustaveli. This story plays out in Tbilisi over and over again, pretty much everywhere that is new and trendy and cool you can look.

We tend to be drawn to projects in Spain that reinterpret history for contemporary living, while the Argentina collection leans more landscape forward. Across both, though, there’s a shared appreciation for local materials, climate, and the kinds of spaces that emerge from patios, porches, galleries, and courtyards rather than being prescribed a form from the outset.

1. CASA TER, by MESURA. Baix Empordà, Spain.

If you were to build a farmhouse in Baix Empordà today, it’d probably look something like Casa Ter. It feels unmistakably Mediterranean, built with local river stone and Catalan ceramics. MESURA is one of our favorite practices working today—we especially loved what they did with Aesop Diagonal in Barcelona.

2. FEN House, by VDV ARQ. Buenos Aires, Argentina.

We’ll spare you the “intermediary of the landscape” chat and let the green roof do the talking.

3. House 1736, by Harquitectes. Barcelona, Spain.

Harquitectes transformed a historic Barcelona house by carving an airy atrium through its center. It’s surprisingly light for something that feels so monumental.

4. Atelier Workshop, by Agustin Berzero. Rafaela, Argentina.

We have an unreasonable appreciation for beautifully designed outbuildings. If you’re going to build a workshop in your backyard, you might as well make it this good.

5. House in Port de la Selva, by Marià Castelló Martínez + José Antonio Molina. Port de la Selva, Spain.

Concrete feels especially at home on the rocky Costa Brava coastline. More than anything, this house feels shaped by its site, equal parts shelter from the wind and frame for the view.

Only once you understand the people, the architecture, the traditions, and the daily rituals do the hotels, cafés, galleries, and neighborhoods begin to make sense.

It would’ve been easy — predictable, even — to begin with Paris, London, Melbourne, or New York. We admire them enormously, as some of the world’s great design capitals. But for our first EDITION, we found ourselves drawn somewhere that felt a little more LINEAR.

We wanted to begin with a place still in the process of defining itself, where architecture reflects not just changing tastes but changing circumstances, where creativity feels less like an aesthetic pursuit than a way of reclaiming the nation’s story.

So for our first EDITION, we’re sending to Tbilisi.

More than three decades after independence, Georgia remains a nation actively negotiating its identity — a negotiation made literal by the roughly 20% of its internationally recognized territory still under Russian occupation. You can feel it in projects like Fabrika and The Telegraph Hotel, which reimagine Soviet relics into spaces for community and creativity. You can feel it in a generation of designers, architects, restaurateurs, and hoteliers building something distinctly their own.

Over the coming weeks, we’ll share his dispatches, along with locally curated guides, interviews, and collections.

THE GUEST IS FROM GOD

My airport routine is precious to me after two years of full-time traveling and living, as I like to say, in the world. Check bag, hit security, saunter through duty free, spritz of the perfume I secretly love and refuse to ever actually buy. I dig waiting in line. I like looking for the windsock when the plane taxis. I like watching the little wing flaps come up when we touch down. At thirty years of age, I still text my parents before every flight I board, usually after security, because ever since I started living this way — on the road, on the move, in time zones that keep stretching farther from Central Standard — it has gotten harder and harder to be in the same place at the same time as the people who made me.

The day before I flew to Georgia for the first time, my dad texted me a story. He’d been chatting with a waitress in a Jersey diner who turned out to be from Tbilisi. She had shown him pictures of khinkali — the twisty soup dumplings that I’d soon be eating not for every meal... but for many meals — and khachapuri, the baked bread boat full of molten cheese. She told him that, “If he needs anything let me know, I will call my cousins in the police.” It was the first real instance of Georgian hospitality I received, even indirectly, before I’d ever set foot in the country. I landed with my phone already full of tips, warnings, and enthusiastic instructions from people who had been there before me. “It’s a hospitality culture,” everyone kept saying. I wanted to know what that meant.

Fortunately, I was being shipped off to Tbilisi with LINEAR Magazine, whose concierge has the uncanny and seemingly miraculous ability to secure anyone royalty-level treatment at the nicest hotels in the world. A few days in, I think I understand it better, but I’m still learning what it means to live in a hospitality culture. One thing I’m sure of: my dad’s diner waitress was deadass serious.

Aside from the petitioning my travel here, the paying for my hotel, and my financial compensation for this article, LINEAR has not instructed me to include any mention of their concierge service in my writing. I just feel so moved to shout it out because my experience traveling with them under my wings has been refreshingly delightful.

A cultural focus on hospitality, however you want to define it, crops up more and more the further east you move from the States. Before I left for Tangier last April, I made a solemn oath to myself that I would never refuse tea from a stranger if ever offered. As such I’ve had sweet glasses packed with mint on the floors of shops in souks and paper dixie cups of wood-fired Bedouin red tea with lemongrass and sage on the dunes of the Sahara. Most of the map, really, from the Atlas Mountains, over the Sahara, up through and across the mighty Bosphorus, these are all hospitality cultures. My hunch has always been that this has religious undertones — and specifically Islamic ones. I lean in when I hear about hospitality culture. It means the people are warm, food portions are large and keep coming, and there’s often an archetypal or actual grandmother involved. Tbilisi’s deep orthodox culture plays nicely into my expansion of this theory. They swear that they were the first people in the world to accept and adopt Christianity — but I’m not sure how true that is.

Georgians believe in a universal demonstration of this idea that a guest is not someone to be transacted upon. Take notes, America! A guest, be that in your restaurant, antique booth, or home, is a person whose arrival should indeed change the vibe of the room. It goes both ways. To be a guest in someone’s home means you never come empty-handed. In America, hospitality is usually a marketing catchall that translates synonymously to “service”. It’s something polished, priced, rated, and tipped 20% on. Or are we doing 25 now? Around Georgia’s mountain-valed capital of Tbilisi, what I kept encountering felt even older and more mythologically rooted than that. It felt like people actually gave a shit here.

What I’ve found in Tbilisi in a few short days is clear indication that there’s a broader kind of reverence for other people — for The Guest — that is plainly evident all around when you look outside of the individualistic bubble that we’ve built for ourselves in the west. That’s something we could all do to experience firsthand.

ARRIVALS

I stayed at The Telegraph, a former Soviet post office turned boutique hotel. At first brush, it’s straight out of the Ian Schrager hospitality-and-design playbook. That can be a good or a bad thing, depending on how you want to look at it. The Taschen books on the shelf. The pumping of a specific santal through the air ducts. The brass/wood/marble punch and fluted glass detail work. At first brush it’s a well designed hotel as any, but what stuck out to me was the people moving through it. No amount of design attention and detail work can outdo what is made so plainly evident by just hiring really good people.

I met a bellboy named Georgi on his first day at work — he was awkwardly trying to hold this absurdly oversized green velvet jacket together by clasping his hands behind his back so the jacket wouldn’t hang caddywhompus. When I joked that oversized blazers were in, he laughed and let his shoulders drop. Poor guy had buttons on that thing that looked like poker chips from the casino next door.

All the employees at The Telegraph are made to wear distinct and hilarious uniforms depending on what area of the hotel they work in, all of which look like something the costume department dug up from a Wes Anderson set. The maids are all older women with curled hair and they all wear the same black dresses with these ridiculous white ruffled collars. Once, I went into the lobby men’s room and there were five of them all cleaning the sink at once. I think they just hide in there to hang out. The hotel is, plainly, overstaffed. To me, the guest, this is undoubtedly a very good thing – it means I can have lobiani and cheesecake delivered to my room at two in the morning and it only takes ten minutes to get there.

When I needed a tailor to mend a hole in my pants, the concierge immediately arranged for them to be fixed while I was working out, so that when I got back to the changing room from the gym, my newly repaired trousers were freshly pressed and laid out on the bench for me. Stellar.

That’s it. That’s the difference between being nice and actually paying attention. That same concierge who, having had recommended me a specific dish at the hotel’s Grand Café restaurant the night before, tracked me down the following morning to — earnestly — ask how I liked it.

At breakfast, at dinner, in shops, in bars, in passing conversations, there’s an earnestness to the way people check in on you. At Honoré, a waiter set down my pan fried chicken livers in plump (sic) sauce, leaned in, and winked: “These chicken livers, it’s my childhood!” It was funny, and it summed up his whole philosophy. Food here means something to people. They’re excited to share their memories. Food is their inheritance and their pride. He continued on: “in Europe it’s like people order one dish and say, this is my dish, but in Georgia we never do this — we order three or four and share!”

Eating alone here is almost unheard of. For a solo traveler, that’s an excuse to make conversation with strangers – but it has also gotten me some odd glances from hosts and fellow diners. Two-tops in many restaurants are few and far between. The most authentic Georgian restaurants have these grand dining rooms with a few long banquet tables – of which one or two are always open. You never know when a guest is going to arrive.

The measure of a meal here is not the stack of plates in front of you; it’s the whole damn table. And boy, the tables keep growing.

Jesús de Valle, by Archive for Space

We got an early look at a new project from Archive for Space that brings a kind of “punk romance” to a 20th-century apartment in Madrid’s Malasaña neighborhood.

Our familiarity with the neighborhood is admittedly limited, but everything we read about Malasaña — graffiti-covered streets, independent record shops, young Madrileños hanging out in public plazas — made the apartment make a little more sense. Archive for Space describes the space as something for a “grandmother with leather pants.” If we had to describe our version of granny chic, we’d probably point here.

The Findling, by Of Possible

We go back and forth between wanting our houses to feel like placed objects, light on the land, or monumental, weighty structures that seem intent on standing the test of time. Findling manages to be both.

Half the house rests on a New England stone wall built between 1770 and 1830, a remnant of the region’s agricultural past. The other half sits on Ice Age-era stone plinths. The house itself is built almost entirely from locally sourced larch, which will almost certainly lose the battle of time against the stones, but there’s something about a house that lets the landscape tell part of its story.

NOT A HOTEL Setouchi

Designed by BIG, NOT A HOTEL Setouchi works its way through the dramatic topography of the Seto Inland Sea, framing the landscape through a series of 180°, 270°, and 360° views inspired by local building traditions.

What makes it especially LINEAR, is the way the project encourages guests to explore rather than prescribing a single route through the property. We’d recommend watching Bjarke’s walkthrough if you have a few minutes.

One detail to keep an eye out for: the courtyard ventilation grilles spell the name of each villa in Morse code. A small detail we’d never notice ourselves, but are very glad someone thought to do.

Colbo Next Door, by Of Enso

Colbo has made waves among the Buck Mason-type crowd for their natural blends, but it’s their first non-retail space that caught our attention.

We caught up with Of Enso, who transformed a former Lower East Side dumpling factory into a wine bar for the brand, and asked how they approached designing a space that was able to find the balance between retail and third place.

Of Enso told us, “We didn’t want it to feel like things are for sale in the space. The moment something is for sale, the room changes. People read it differently.”

The original stainless steel walls remain from the dumpling factory, while Enso’s handmade pendants and sconces are wrapped in Colbo deadstock fabric (which was a standout object for us — we’d very much like one for our home).

Car Part Time, by Office of Tangible Space

East Williamsburg keeps finding new uses for old industrial buildings. Refuge opened last year inside a 19th-century industrial complex. Now Car Part Time has transformed a former hangar into a café, record shop (curated by Freakout Spot, one of our favorite record stores in the Hudson Valley), registered collector car dealership, and event space.

We’re fans of spaces that refuse to be just one thing. Their audience is described as “car curious,” which we can’t help but feel like we inspired. We’re talking ourselves into hosting a party here. Should we? Hit our line.

We’re standing in the living room of the Glass House, which isn’t so much a room as much as it is an area inside a 1,815 square-foot glass rectangle. We’re sitting on stools (not original to the house), so as not to disturb the Mies-designed furniture (some of it original, some of it might as well be, as production prototypes). We’re not allowed to touch anything. It all feels very perfect. And yet, for a single-room building with four glass walls, oddly human.

TO GO BEYOND THE (LACK OF) WALLS

We were somewhat embarrassed to find out, as architecturally curious as we consider ourselves to be, that the Glass House does not stand alone. Standing opposite the Glass House is the Brick House, which looks a little bit like you’d imagine a utility building at a public middle school.

The front door, said Johnson, started at the end of the driveway. The sound of steps making their way across the gravel was its doorbell. The manicured grass stretching between the Glass House and the Brick House — the only mowed part of the 49 acres he built on — was its carpet. He envisioned the property as a sort of nesting doll — the dining table being at the center, enveloped by the Glass House, then the lawn (and the Brick House along with it), then the greater property.

As Johnson and, and his partner, David Whitney’s lifestyle evolved, so too did the property. An 18th-century farmhouse became the sitting room to watch TV. A subterranean art gallery and Aegean-inspired sculpture gallery provided a temporary home for their growing art collection as pieces made their way to MoMA.

A BUILDING SHOULD NEVER BE FOLfDED

There are fourteen structures on the property, including the Glass House. Johnson spent most of his time in five of them, designed over more than thirty years.

The Glass House, completed in 1949, is the one everyone knows, in its signature, International Style. Very Miesian. (Too Miesian, Mies might say.)

The Brick House, completed the same year, sits opposite as its foil.

Then come the later buildings: the Painting Gallery, completed in 1965; the Sculpture Gallery, completed in 1970; and the Library, completed in 1980, a “recombination of geometric forms,” with Gehry furniture and Venturi/Scott Brown carpet.

We found it somewhat surprising to see such a varied style across his works. Unlike his peers in the International Style community, like his friend Mies van der Rohe, Johnson didn’t seem particularly interested in sticking to a style, or even a belief system.

Johnson was a curator first, and walking the property gives you the sense that his projects were less about finding the ideal way to live, and more about whatever interested him at the time. It feels rare to get to spend time in a place that has so many different eras of an artist — you might really only be able to do this with music.

(The twisted forms of Da Monsta, for what it’s worth, were literally nausea inducing.)

THE HOUSE IS FULL OF SMOKE

For such a prolific architect, the Glass House and its neighboring structures came with a surprising number of design problems. The chimney, built into the bathroom column, was too shallow, and sending smoke and soot onto the ceiling. Johnson covered the bathroom walls in leather tiles, a very beautiful and very bad idea for a room with a shower. The wall tiles didn’t last. The ones on the ceiling, improbably, did — helped by the fact that Johnson and Whitney often showered across the lawn in the Brick House.

Then there was the glass itself. The first time Johnson turned on the lights at night, he found himself staring back at his own reflection rather than the landscape outside. The house he’d built to dissolve the boundary between inside and out had been reduced, by a light switch, to a mirror. Richard Kelly later fixed the problem by lighting the exterior of the house and surrounding trees, making the windows pass-through again.

The subterranean art gallery had its own issue: moisture. A lot of it. The solution was not especially glamorous, but it worked: a drainage ditch, spanned by a small bridge.

At the base of the driveway sits a sculpture by Donald Judd which, during the concrete curing process, ended up scarred by mismatched pours. Judd insisted he fix it. Johnson wouldn’t allow it. We’re paraphrasing:

“The project was mismanaged. It’s going to stay.”

PLAN YOUR VISIT

And while we do admire some of those ambitions, we’ve been increasingly drawn to projects that make the water feel like part of the city. Real projects that real people can live in, swim from, have a beer on, and enjoy.

MAST makes the case that we can be a lot simpler (but no less considered) in our ambitions for life on the water, with projects like Bedding 1 and Sauna KKF that feel more like extensions of cities than speculative visions for the future.

We found ourselves sat next to the founder of Plus Pool not too long ago and asked her about the motivation behind building a pool in the East River, expecting a lofty statement about the environment, climate resilience, or some grand vision for the future.

“People just want to swim.”

Delightful. MAST seems to agree.

For Sauna KKF, MAST worked with the city of Copenhagen to design a place on the water that would feel as normal as spending time beside it.

KBHØ1 is the first in a planned archipelago of floating islands, it creates new places to swim, kayak, fish, and gather throughout Copenhagen’s harbor. Who said public parks had to be on land?

For all the talk of floating cities, Slusen is interested in something much simpler. Built within a former shipyard, the floating neighborhood brings together homes, workshops, gardens, and shared spaces on the water.

Moored alongside Paper Island, Bedding 1 is a floating guesthouse and community space by Arcgency and MAST. It’s the first piece of a larger vision for the harbor, where the water becomes a place to meet friends, spend the night, or hang around for a while.

I first visited Copenhagen three years ago during a long layover on the way to a wedding in Lithuania. Like any good planner, I arrived with a list of restaurants, museums, and buildings I wanted to see. When I asked my bartender how he’d spend 72 hours in the city, he told me to “just wander.”

It was somewhat frustrating advice at the time. Three days never feels like enough, and I’ve always had a tendency to treat travel like an optimization problem. But I took his advice anyway, and I think he was right.

There are some cities that do need a checklist. Copenhagen certainly has those too, and you should absolutely make time for the Louisiana Museum and take a boat around the canals. But I found the city was at its best in the spaces between destinations.

It’s been a while since I’ve done a roundup of new projects, and with so many new subscribers joining recently, I thought it’d be fun to share a handful of recent finds. There’s no theme to this one, other than that they’ve caught my eye over the past few months. Most of them are recently completed, too. (New paint smell.)

Among them: a Sea Ranch renovation that’s making it even more painful to know I still haven’t made the trip out there, and a new creative hub on Edinburgh’s waterfront that’s helping write the next chapter of Leith.

Sea Ranch Treehouse, by John Haag (1972), renovation by Catherine Kwong (Sea Ranch, California)

This one was completed in 2020 (though published in 2025), but I’ve been in such a Sea Ranch mood recently I thought it was worth including anyway. The house was originally built in 1972 by John Haag as part of the original Sea Ranch development, which emphasized a consistent design language of cedar cladding, folded forms, and a connection to the land through preserved views, coastal access, and reforestation.

Unlike many Sea Ranch projects, which either preserve the house in museum-like glory or extend it for contemporary living, Catherine Kwong’s renovation emphasizes restraint, largely restoring it to how the house might have felt in 1972. The refreshed millwork looks super clean, and minimal interventions like a new window seat and gingham tile in the kitchen (which I think I like, but I’m still deciding) add a refreshing sense of clarity to a house that’s now more than 50 years old.

I love all of the angles here, and the resulting pockets of light you get through the windows. It does an exceptional job of framing the views, which feels counterintuitive when you’re somewhere as beautiful as the Sonoma Coast — my first instinct is to open every wall and soak it all in, but there’s something about a picture window that makes you slow down and spend more time with what’s already there. I’m overdue for a visit.

C1 Workplace by Bruzkus Greenberg (Berlin)

Offices are continuing to borrow from hospitality. I’ve said it before, and I’ll keep saying it, because I think it’s one of the more exciting (and necessary) evolutions in office design.

Bruzkus Greenberg is known for this kind of work, but unlike some of the projects I wrote about in WORKING FROM HOME, that use domestic and hospitality references as a kind of brand-philosophy-in-space exercise, Bruzkus leans into the idea of building a third place that simply makes people want to come in.

The space is dotted with custom furniture and high-end vintage pieces. The philosophy here is that if you can make a space feel nicer than what someone could have at home, they’ll be more likely to come in. Looking around, it’s hard to argue with them. It’d work on me, I think.

“The model for the office of the twenty-first century should be a hotel lobby or a bar or a library or a living room — or better: all of the above.” I’m inclined to agree.

In Edinburgh, GRAS reworks a former engineering workshop on Leith’s waterfront into a gathering point for food, making, art, work, and events.

This project becomes more interesting when you understand Leith as not just a neighborhood, but Edinburgh’s historic port, shaped by ships, goods, immigrants, and industry, with a reputation for being a little rougher around the edges than Edinburgh proper.

Unlike a lot of industrial neighborhood revitalization efforts that result in luxury condos, climbing gyms, and axe throwing, GRAS seems intent on preserving the industrial fabric of Leith. Not for the sake of preserving the warehouse itself, but for preserving the conditions that made it meaningful.

The Oculus, by Hayley Pryor (Byron Bay, Australia)

It’d be easy to call this a “tiny home,” which, though technically true, feels like it comes with the impression of mass-produced sheds on wheels for HGTV.

What makes this project special is the level of craft and care that went into designing it. For the Oculus, Hayley Pryor borrows from the forms of Australian sheds, which occupy a strange place culturally. Simultaneously farm buildings, workshops, storage spaces, backyard studios, and often DIY projects, they’re not quite homes, and they’re not quite outbuildings either.

Australian architects have long found architectural potential in the shed, treating one of the country’s most common building types as an opportunity for experimentation. Part of the appeal, I think, is that sheds are inherently anti-luxury. They’re utilitarian, regionally specific, and largely shaped by necessity, which feels significant as so many residential projects today feel driven by excess.

The Oculus makes a compelling case for small homes having just as much design rigor and craft as larger, more expensive ones. If anything, it’s more impressive when you consider the results of the space, and the constraints they had to work with.

Quarry House, by Winwood McKenzie (Melbourne, Australia)

If you’ve followed LINEAR for a while, you know I have an affinity for Melbourne worker’s cottage extensions. I love the site constraints, the preservation of the original facade, and the negotiation between old and new.

The more time I’ve spent looking at them, though, the more I’ve started to notice the subtle differences

What makes this one interesting is its courtyard-oriented layout, which at times feels closer to Mediterranean or Japanese courtyard houses than the more familiar rear-addition model. Rather than treating the garden as a destination at the back of the house, Winwood McKenzie weaves it through the plan itself.

As much as I love the dichotomy between old and new in some cottage extensions, there’s something special about an extension that disappears into the sequence of rooms.

AMERICAN SUMMER

There’s a fantasy of American Summer that’s been moodboarded to include vintage Broncos, gravel roads, outdoor showers, and late-night beach parties you sneak out to attend. (Insert your chosen coming-of-age movie reference here.)

Of course, online, the whole thing has become its own lifestyle aesthetic. Surf Lodge hasn’t exactly been a sacred spot in Montauk since the group house crowd took over. Popeyes just announced a collaboration with them this summer.

Still, behind the performative posting, I think what people are chasing is real. Not the aesthetic itself so much as what it points toward. Exposure to the elements, spontaneity, wet floors, sandy feet, scraped knees. Living a little.

Consider the outdoor shower, now a fixture of the summer Airbnb moodboard. It may technically exist to keep sand and mud out of the house, but I increasingly think its real purpose is to provide a socially acceptable excuse to stand naked outside.

APOLOGIES TO OUR WEST COAST READERS

I didn’t set out to only feature homes in the Northeast, but I do think it provides a prime environment for this kind of lived experience. The feeling of wanting to get outside is amplified when you’ve spent all winter cooped up in your New York apartment, schlepping at your day job.

If Sea Ranch exists because Californians felt a pull toward the beauty of the land, weekend escapes in New York feel designed around the opposite: the desire to leave the city. The spaces and buildings, in turn, are designed to support everything the city can’t: getting outside, slowing down, wandering around barefoot, staying out too late.

For the Beachside Hotel in Nantucket, Parts and Labor Design finds the escape in the artists and craft movement of 1960s and 1970s Nantucket, designing custom furniture and fixtures that add a level of nostalgia for a time when latchkey kids roamed free. In Dezeen:

“We chose furniture, fabrics, and materials that are reminiscent of our childhood, even pulling from movies like The Sandlot for inspiration,” said Blue Flag Capital co-founder Brad Guidi. “There is something comforting and nostalgic when watching Sandlot so we asked ourselves, how do we evoke this feeling at our hotel?”

The references in the hotel itself are pretty on-the-nose — it’s toeing the line for what I’ll usually tolerate beach theme wise — but that’s sort of the point. It’s a version of summer that feels communal, imperfect, and nostalgic for childhood freedom.

But this feeling exists beyond the beach too. In contrast to the now performative, polished, and status-oriented era of the Hamptons, General Assembly reworked a 1960s bungalow in Amagansett to pull from the principles of Sea Ranch and create a weekend home that feels both hand-crafted and refined.

It’s a nod back to its more bohemian days: an East End of artists, eccentrics, and “romantic modernists” trying to, as Norman Jaffe put it,

“hug the earth, embrace the sky.”

Of course, both of these projects were carefully designed, but there’s a point where the image starts to overpower the feeling.

As I write this, I’m considering whether to include Studio McKinley’s Captain Balfour, also out east, in Montauk. It’s undeniably a cool project, even if it is a little more shiplap than I think we should feel comfortable with. But there’s something about a “shoppable” set designed by the founder of Surf Lodge, of all people, that starts to feel like the performative version of all this.

It’s a subtle distinction, but an important one. Where the Beachside Hotel and Amagansett bungalow feel like they’re trying to support a way of living, I can’t help but feel like Captain Balfour is aware of itself as an aesthetic product. It misses the point a little.

It’s the same reason these adaptations feel better than new builds. A weathered house feels lived in. It reminds you it’s okay to be outside all day, get a little dirty, and enjoy where you are.

LONG LIVE AMERICAN SUMMER

Not the aesthetic itself or the moodboarded version of it, but spaces that make you want to get outside, explore a little, and stop worrying so much about keeping everything pristine. Give me a house that feels connected to the land, resilient enough to survive real life, and not so precious I’m afraid to track sand through it.

Though, to be fair, I’ll still take the vintage Bronco.

Where did all the people go, I wonder, as I scroll in pursuit of spaces more lived-in. Somewhere among our glossy magazines, we’ve lost signs of life.

Hudson Wilder is partnering with Phaidon on a Design Week bookstore in DUMBO. A good stop if you want something more casual and browseable. This is one of my favorite design stores in the city. Hudson Wilder’s founder, Conway, has become something of an evangelist for the DUMBO design scene — worth saying hello if you see him.

I’ll keep updating this as Design Week unfolds, so check back for new additions and send over anything I should have on my radar. I’ll be at the FOR SCALE launch party at the Ace tomorrow, so come say hello.

New York’s New Museum reopened to the public with an expansion by OMA, though some have noted parts of the building still feel unfinished. The London EDITION announced a year-long partnership with the Design Museum. LACMA’s new Zumthor-designed extension is now open to the general public. IKEA announced plans for a Museum of Furniture Studies inside a former warehouse, designed by Cobe. And Sotheby’s opened Marcel, a restaurant inside their new home in the iconic Breuer Building on Museum Mile where everything’s for sale. (I’m checking this out in a few weeks.)

The urge to get out and do stuff is feeling very real.

And good timing, because New York Design Week starts Thursday. Stay tuned for a special edition later this week for where we’re headed and what’s worth seeing.

This week, we’re looking at a few projects by Giampiero Tagliaferri, whose work reflects his own dual identity: part Milanese modernism, part California informality.

Before launching his own studio, Tagliaferri led brand and retail design at Oliver Peoples, where he helped pioneer a more layered, contextual approach to luxury retail at a time when eyewear stores were converging around a globally similar minimalist aesthetic. His 2015 Milan flagship, designed around the feeling of a 1950s Milanese apartment, shifted the store from a place that sold glasses into a place that projected a world.

That same instinct runs through his interiors today. His projects feel refined, sensual, and deeply personal — spaces shaped through texture, references, local context, and objects collected over time.

In the era of tasteslop and what I’ve called “Algorithmic Modernism,” it’s refreshing to see interiors that not only feel lived in, but individual. No two feel quite the same.

In his work on a Milanese Pied-à-Terre, Tagliaferri filters avant-garde Italian references through the atmosphere of a hotel suite or bachelor pad. The whole space feels quite sculptural, full of sharp lines and dramatic forms that somehow never overpower the room. It’s playful and sensual without losing its sense of ease. I feel like I need a good robe to be here.

Being a Milan-born brand, it makes sense Sant Ambroeus would tap Tagliaferri (also a regular there himself) to design their Aspen location. Faux fur, marble, wood grain, and textured stone all echo one another, giving the space a warmth and tactility that feels distinctly Aspen. The faux fur especially feels like a risky gesture that somehow makes the entire interior warmer and stranger in the best way.

And I’m always drawn to spaces that reinterpret Alpine forms. There’s been a broader return to these kinds of interiors lately too — tactile, wood-heavy, slightly 70s. More Milanese living room transplanted into a ski town than rustic lodge cliché.

In his redesign of A. Quincy Jones’s 1938 personal residence, Tagliaferri described wanting the house to feel like “a time capsule, but one that was still alive.” There’s something about layering across time that amplifies the architecture rather than overpowering it. The huge window walls, cork surfaces, and slanted geometries somehow feel even stronger because of the interiors around them. You stop reading the house as a collection of periods or styles and start experiencing it as one continuous space.

Gehry wasn’t a stranger to sailing. He’d belonged to the California Yacht Club out of Marina del Rey, and spent years sailing and racing his Beneteau (also called Foggy). The Guggenheim Museum Bilbao, and the Walt Disney Concert Hall were designed to evoke the sense of wind and sails in their form. It makes sense then that one of his most personal reflections would be on the water. It was something he’d thought about for years. “I never had the resources before,” he said. “And once I did I was busy doing my buildings.” He finally designed Foggy in 2018.

Over the last few decades, yacht design went mass market. Enthusiasts wanted a life of luxury on the water without sacrificing performance, and it led to a surge of yachts that feel more like condos than boats.

There’s a disconnect when you go below on a Beneteau. It’s comfortable, but the interior isn’t designed to move with the boat. You lose a sense of where you are. The boat’s in motion, but your living room is indistinguishable from your living room at home.

Racing yachts are good at the opposite. You strip enough out that you’re fully aware you’re in a high-performance shell, but they’re not somewhere you’d want to spend time. They’re designed for performance, not inhabitation. “The boat has to work.” On a boat, everything is a tradeoff.

Most boats either remove you from the experience or overwhelm you with it. In doing so, they make the ocean feel smaller, more controlled than it actually is.

Like Gehry’s larger projects, stepping inside Foggy feels more like being inside a sculpted instrument, closer to a violin or cello than a yacht. The most striking part of the design is the lattice-work portholes and skylights, which cast light and shadows across the interior in fragmented, shifting patterns. I’m reminded of Ji Cheng’s idea of “borrowed scenery,” that framing a view makes you more aware of where you are, though Gehry’s framing is less about stable presence and more about controlled disorientation.

You feel it even in the colors and materials. A psychedelic carpet by Joyce Shin, Gehry’s daughter-in-law, pushes against the usual neutrality of boat interiors that try to smooth over movement, instead introducing variation and texture that keeps you aware of the space around you. Gehry even pushed against carbon fiber in favor of wood — heavier, less efficient, but closer to how a boat should feel. It moves away from the traditional open plan that merges the saloon, galley, and living spaces into one continuous room. In its place are corridors and passageways, a sequence of spaces that you move through, rather than settle into.

To be down below in Gehry’s yacht is to feel the motion of the ocean, the ebb and flow of the horizon, the reflection of light on the water in momentary glimpses. You’re acutely aware of the instrument you’re in, designed to move you through this place.

I fell in love with sailing for the feeling. The way the boat responds in the wind, the way the helm reacts in a gust, the way you feel connected to the water. Foggy makes the ocean feel a little bigger.

CHECKING IN AT HOTEL SAINT VINCENT

I’m back in New York after a long weekend in New Orleans. I don’t remember much from my visits as a kid, but I do remember sitting on the screened porch at my great grandparents’ house, and the slight breeze that shifted the humid air ever so slightly. I remember sitting on the floor at Preservation Hall, the first instance of what would become a lifelong love affair with live jazz. And I remember the whoops and hollers and parades through the street after the Saints won their home game.

For me, New Orleans was always less about Bourbon Street and more about the porches, the music, the people — the feeling of all of it happening at once.

I was excited to go back as an adult this time, and when I went to look for a hotel, wanted something that felt like New Orleans. That’s how I stumbled on Hotel Saint Vincent, a 75-room boutique hotel, housed in the former St. Vincent Infant Asylum, built in 1861 at the height of New Orleans’s Yellow Fever epidemic.

Hotel Saint Vincent sits on Magazine Street in the Lower Garden District, the side of New Orleans with the tree-lined streets, Victorian mansions, and boutique stores. The building feels almost imposing when you first arrive — a towering, three-story brick structure that feels heavy next to some of the smaller buildings beside it — the kind of weight that comes from having been an institution, and now, in a different way, still is.

In 2017, the property was acquired by hotelier Liz Lambert and her partners at McGuire Moorman Lambert Hospitality, who led a $20 million restoration before reopening it in 2021. The design, a collaboration between Lambert McGuire Design and local architecture firm Metro Studio, focused on preserving the building’s 19th-century bones — the brick facade, the ironwork, the central staircase — while layering in Italian, mid-century, and New Orleans vernacular influences. Much of the furniture feels collected rather than installed, which is harder to pull off than it sounds.

Between two bars, a restaurant, a cafe, a boutique, and a courtyard pool, it feels as much like a place for locals to hang out as it does a place to stay. It’d be easy to spend an entire day here. (We did.)

We started the morning at the on-site cafe, Elizabeth Street Bakery, and took our Vietnamese coffees out to the courtyard pool. A jazz band set up nearby for brunch — we heard them before we saw them, the horn drifting over before we thought to look up. By late afternoon we’d moved to the veranda with cocktails, and by evening into San Lorenzo, the hotel’s Italian restaurant, before filtering through to Chapel Club, a dimly lit bar occupying the building’s original chapel, with live music on weekends and tasteful nudes adorning the walls.

Everything at Hotel Saint Vincent has a story — and the best adaptive reuse projects know the difference between what to leave untouched, what to reveal, and what to extend into something new. Every choice here feels considered. The original staircase rises three full floors. The front porch ironwork looks like it was never touched. Vintage furniture pulls from Art Deco grandeur and Italianate motifs. Even the marbled wallpaper in the bathrooms is drawn from diaries kept by Margaret, who ran the orphanage.

Like New Orleans itself, Hotel Saint Vincent feels richly layered. At one point we left our room late at night for a nightcap, and the ground floor was glowing — candelabras and tea lights set against red neon, locals mixed in with hotel guests, everything happening at once, but somehow holding together.

This is what New Orleans feels like.

We also made stops at Cochon and Pêche — both worth it, and good anchors for the city’s more rooted side.

Grab a coffee from French Truck and take the St. Charles streetcar down to Audubon and back. We did this on a rainy day — watching the houses pass by felt especially right. Bonus points if you spot the church designed by Leonard Spangenberg, a former Taliesin Fellow. It’s hard to miss.

This week, I’m pulling a project from the archive to look at what AMAA calls non-finito — unfinished.

In a 2021 lecture to students in the Syracuse Architecture program, the cofounders describe their process less as designing and more as uncovering. It’s a trap, they argue, to rely on drawings as a final truth. Spend enough time peeling back layers, reading traces, and the building begins to show you what it wants.

Caffè Nazionale is set inside the 19th-century town hall of Arzignano, the ideal place to build around a philosophy like AMAA’s. Unlike its more preserved neighbors, Arzignano has been shaped by 20th-century industry, uneven growth, and layers of history stretching back to the Neolithic. There’s no single dominant narrative to defer to, no obvious “correct” version of the building to restore toward. Its identity is exactly what AMAA works with.

There's an inherent temporality in this kind of intervention. To reveal the patina — to expose those layers — is to acknowledge that the building isn’t finished. Not now, not ever. Life goes on.

When cities appear only in the headlines, there’s a tendency to view them as something abstract. But cities are, of course, made possible by the people who inhabit them and build them over time.

Architecture is one of the clearest ways we remember that.

For thousands of years, Iran has been responsible for some of the world’s most influential architectural ideas. Passive cooling, courtyard urbanism, climate-responsive design, and deeply material-driven architecture all trace some of their most important precedents to early Iranian building traditions.

More than monuments, the windcatchers of Yazd, the gardens of Shiraz, and the brick vaults of Isfahan are architectural inventions that shaped how cities around the world think about climate, shade, and gathering.

Iranian architecture has also played a massive role in the way culture is organized, shaping how families gather, how cities function, and how people relate to climate, craft, and landscape. In this way, Iranian cities offer a remarkable study in ways of living, especially compared to the more flattened urban environments that dominate much of the modern world.

If we view architecture through the lens of archaeology, spaces can tell us a great deal about how societies function, what they value, and what they choose to preserve, whether through careful restoration or through evolution. You can see this tension between preservation and change across contemporary Iranian architecture today. I’m reminded of Gazorgah House by Torab Home in Yazd, a contemporary intervention within a historic palace and a distinguished example of Qajar-era architecture.

In other cases, contemporary architects extend these traditions into entirely new forms. Tehran, a city of constant reinvention, has long evolved by layering new ideas onto its existing fabric rather than replacing it outright, extending not just the city, but the social rituals that shape it. Projects like Kharposhteh Apartment by SE-BÆR Studio in Isfahan reclaim the rooftop as a social layer of the city.

These projects represent something fragile: contemporary architects in active dialogue with their own history, at a moment when that history is under threat.

At risk too is the brickwork, part of a long evolution of Iran's deeply material-forward building culture, that gives many of its cities their distinct identity. Now a global reference for what expressive mid-rise architecture can aspire to, contemporary architects like Tachra, Davood Behvandd, and Mehdi Qaimi are pushing the envelope on what brick, form, and craft can become.

When buildings like these are destroyed, we lose the physical record of how people lived — how they gathered, cooled their homes, built with the materials around them, and shaped cities to reflect their culture.

I’m saddened by the destruction, but I’m also optimistic. Iran has always been a country of reinvention. In places like Poland, Georgia, and Ukraine, we’ve seen movements of designers and architects return to rebuilding with renewed energy and conviction.

I was reminded of a quote from a Dezeen interview with the Ukrainian architect, Dmytro Bonesko:

“Designers have definitely become bolder and more interesting. Perhaps this is because, in conditions of war and prolonged stress, everyone realises that their life is limited.”

“There’s something very powerful in that – the desire to create a home when the world feels uncertain.”

I keep returning to that idea, the desire to create when everything feels uncertain. It's what Iranian architects have always done, and I believe they will again.

I don’t think this is aesthetic drift, and it isn't designers getting bored of white walls. Rather, it’s a response to a genuine architectural problem: if productivity has been decoupled from place, what is the office actually for?

If you can do your job from a couch in Lisbon, or a coworking space that feels suspiciously geographically ambiguous, what gives? You can spin up an app in a weekend, draft a strategy memo with AI, collaborate in the same document from three continents. The office can’t just be a machine for productivity anymore. It has to justify itself in a deeper way.

We've actually seen this movie before. Coming out of the industrial era in the 1960s and '70s, offices began to soften in ways that now get flattened into Mad Men nostalgia — wood paneling, low sofas, rooms that felt more like salons than production lines.

That shift wasn't random, and it wasn't just for the vibes. In 1964, Herman Miller designer Robert Propst published a research manifesto arguing that the office should be, in his words, "a mind-oriented living space." The furniture system he developed with George Nelson, the Action Office, gave workers standing desks, moveable surfaces, and the ability to shift posture and mode throughout the day. It was a spatial argument that thinking work deserved a thinking environment.

Around the same time in Germany, the Quickborner consulting team was designing what they called Bürolandschaft — office landscapes — replacing regimented rows of desks with organic, curving arrangements, plants, and informal clusters. The first one, built for a Bertelsmann publishing house in 1960, was described by its designers as creating "intimacy" within a large floor. Two very different approaches, but the same underlying conviction: the factory model had optimized the wrong thing, and space could say so.

The 2010s had their own spatial ideology. Open floor plans, converted warehouses, glass-walled meeting rooms suspended over triple-height atriums. Facebook's Menlo Park campus, designed by Gehry, stretched a single floor across nearly ten acres, one of the world's largest open floor plans, a spatial manifestation of the company's "move fast" philosophy.

Openness meant transparency. Transparency meant speed. The space itself felt like it was optimized, as if the building could A/B test its own layout. WeWork refined the formula into something even more legible. Exposed brick, eco-futurist phone booths, hot desks for the permanently mobile. For a while, it felt like the future.

But it also started to feel interchangeable. The same office rendered in slightly different brick tones. Same productivity stack. Same standups, same onboarding templates. And now AI compressing even more of it, turning what used to feel like craft into something closer to assembly. When everyone can execute, execution stops being the differentiator. Productivity becomes table stakes.

So what’s left is conviction. And conviction, it turns out, has a spatial logic.

A few patterns keep emerging. The first is zoning. Where the open office optimized for visibility, the new generation of workplaces optimizes for intention.

Dean Levin founded 22RE in Los Angeles with a fairly specific thesis, that the workplace should borrow unashamedly from the grammar of the home. Two recent projects show what that looks like in practice, and they’re different enough to prove the idea has range.

The first is Day Job, a creative agency that operates out of Ed Ruscha’s former studio in Glassell Park. Levin’s brief was to make something “communal and domestic — warm, playful and highly functional, like an elevated extension of working from home.” The conference room was conceived as a bedroom. The lounge as a living room. A sunken piazza at the center of the plan, lit by circular skylights, nods to Italian town squares. Each room tells you what kind of thinking happens inside it.

The second is Ceremony of Roses, a music branding company in Culver City. Same studio, different brief, different vocabulary. 22RE took a 1950s factory and carved it into distinct spatial registers. A huddle room modeled on a 1970s conversation pit, a burl-wood conference room built for structured debate, and a listening room with angled ceilings engineered to reverberate vinyl. Creative director Madeline Denley described the aim as translating “the artist’s purview” into space, “an analogue sensory experience with soft lighting, enveloping textures, and a deep natural palette.” The listening room makes an argument most offices would never dare to make, which is that shared, unhurried attention is worth designing around.

The more surprising version of this argument is happening in typologies where you’d least expect it. And And And Studio’s Century City law office, for a firm that could have defaulted to marble lobbies and power-signaling corner offices, instead traded private office square footage for generous communal areas, briefing the designers to make the space feel closer to a hotel lobby than a law firm. The result layers 1970s Hollywood references with modernist furniture and deep materiality. It’s a workplace that reads as curated and domestic rather than institutional. A law firm making that spatial trade-off is more telling than any creative agency doing the same thing. The stakes are different. The decision means something.

The second pattern is tactility. Velvet, steel, wood, stone. The more abstract our workflows become — and they’re becoming very abstract, very fast — the more grounding we seem to crave. Material pushes back against that abstraction. It says: this is real. We are real. What we’re building exists in the world. If everything digital is infinitely replicable, material becomes proof that something real exists.

West of West’s Puma Studio in West Hollywood uses fabric as a narrative thread throughout, woven into surfaces, draped across rooms, culminating in a staircase conceived around “the softness of ribbon.” For a company whose entire business is materials, it’s less a design choice than a proof of sincerity. The boardroom makes the same point with its suede plaster walls, sheer curtains, and cast-resin table.

The third pattern is consideration, or what architects might call specificity. To source the right table, commit to a fabric, design a layout that reflects how a company actually thinks rather than how a template suggests it should think. All of that requires taste and some degree of permanence. It requires you to know what you stand for. When I asked Sahil Lavingia, founder of Gumroad and Antiwork about his brief for the new office, the instruction was essentially this: show people they’re working on something that matters. The space becomes an affirmation of belief. Digital is easy to replicate. Physical space isn’t.

The home and the hospitality environment have always been typologies built around belief — conversation, ritual, belonging, the shared idea that certain things are worth doing slowly and with care. The office, at its peak efficiency, shed most of that. What’s happening now isn’t nostalgia for the domestic. It’s a recognition that the spatial grammar of the home was doing something important all along, encoding values into the built environment.

In a world where almost anything can be generated, the hardest thing to generate is conviction. You can execute from anywhere. But you can’t absorb what a company stands for from nowhere. Space has always been one of the primary ways cultures transmit belief, which is why churches are tall, courtrooms are formal, and living rooms are soft. The office is joining that conversation again.

The question every workplace architect is now being asked, whether they know it or not, is the same one that has always defined the best buildings: what does this place say you believe?

Somewhere in your thirties, the city gives you a choice that doesn’t really feel like a choice.

You can stay in the apartment you’ve outgrown, in the neighborhood that no longer quite fits the life you’re building, or you can leave. Most people leave, and not for lack of love for the city. The math just stops working.

The United States is short 4.7 million homes, according to Zillow. Not in aggregate in some economist’s spreadsheet, but in the prime places where people actually want to live. The cities where the jobs are, where the culture is, where your friends live. In 2023, 1.8 million new families formed in America. Builders only completed 1.4 million homes. The gap didn’t make room for the new arrivals, let alone chip away at the shortage of homes left over from the Great Recession. And the product hit hardest by this isn’t luxury condos or Section 8 units — it’s the starter homes. Family-sized places inside the city. The rung on the ladder between your first apartment and the house in the suburbs you’re not sure you want. In 1976, small starter homes made up more than a third of all new construction. By 2024, that share had collapsed to around ten percent. An entire category of houses, and the life they enabled, quietly disappeared.

This is the graduation ceremony no one wants to celebrate. You live in the city until you can’t afford to any longer, and then you’re forced out.
